EICRs & Landlord Certificates in Dartford
Dartford EICRs split fairly evenly between two very different jobs. On the residential side it's the rented stock around Temple Hill and central Dartford, where the five-yearly landlord requirement drives most of the work and the certificate usually needs to land before a tenancy start date. On the commercial side it's the units and retail premises out through Stone, Greenhithe and Crayford, where the same inspection is called fixed wire testing and has to be phased so the premises can keep trading. We handle both, and for landlords with several DA1 and DA2 properties we can run them on a rolling schedule so nothing lapses.

How it works
Book a visit
Tell us the property size and age and we'll schedule the inspection at a time that suits.
Inspect & test
We test circuits, check the board and accessories, and record readings against the regulations.
Report & certify
You get a coded report and, where satisfactory, your certificate — usually same or next day.
Fix any issues
We quote clearly for any remedials and can carry them out, then re-issue as satisfactory.
“Called Gary at 4am he was at my house for 5am and stopped the leak from doing any further damage and arranged for the repair to be carried out by a plumber. Had him back a few weeks later to find the problem with a socket in my garage that kept tripping. He rewired it all for me and now it works perfect.”
“I phoned him on a Saturday morning. He said could he pop round later and give us a quote. He checked everything and said the job was quite straightforward. The price was very reasonable and Gary said he could fit them there and then. Gary is very knowledgeable, he explained everything and carried out the work cleanly and efficiently. I wouldn't hesitate to recommend Gary.”
“I had a problem with my lights, I had no lights in the house at all. Gary came over to the house and got all the electricity sorted for us in under an hour, so I have no problem recommending him and his company for any electrical issues. He was clean and tidy, good value, friendly and fast.”
“Gary has completed work for me a number of times, including fitting a new kitchen light, repairing a broken plug socket, fitting Hive, fitting alarm/security system and changing light switches to dimmer switches. He always completes work to a high standard.”
EICR Testing in Dartford — common questions
Can you test several Dartford properties in one visit?
Yes, and for portfolio landlords it's the sensible way to do it. If your properties are clustered around DA1 and DA2 we can book them into one run, which keeps the travel cost down given we come over from Sittingbourne. We can also put them on a rolling five-year schedule so certificates never lapse.
Do commercial units in Dartford need a different certificate?
It's the same inspection and the same standard — BS 7671 — but on commercial premises it's usually called fixed wire testing, the interval is often shorter, and the testing has to be phased so the unit can keep trading. We agree the phasing before we start and can work evenings or weekends where daytime isolation isn't practical.
How often do landlords need an EICR?
At least every five years, or at change of tenancy if the report recommends it. Homeowners are advised to test every ten years.
What do the EICR codes mean?
C1 means danger present (immediate action), C2 means potentially dangerous (remedial needed), C3 is improvement recommended, and FI means further investigation required. Only C1 and C2 cause a fail.
