Planned Electrical Maintenance
Rolling electrical maintenance and compliance for Kent businesses, landlords and managing agents. Fixed wire testing, emergency lighting and PAT on one schedule.
In short
Can you run electrical maintenance across several properties?
Yes. William's Electrical runs planned electrical maintenance for businesses, portfolio landlords and managing agents across Kent, Medway and South East London. We put every property's fixed wire testing, emergency lighting tests and remedial work on one rolling schedule, tell you what is due before it lapses rather than after, and keep the certification together in one place so it can be produced for an insurer, a licensing officer or a buyer's solicitor without a search. Visits are planned around how each building is used, including evenings and weekends where a daytime isolation is not practical. Call 07825 333341 to talk through a portfolio.
Planned Electrical Maintenance across Kent
Most electrical compliance does not fail because somebody decided to ignore it. It fails because a five-year certificate on one building, a three-year one on another and an annual emergency lighting test on a third are all tracked in different places, by people who have other jobs. Planned maintenance fixes the tracking as much as the electrics. We take on the whole cycle for businesses and landlords across Kent and Medway: we log what each property has, when each item is due, and we come to you before it lapses. It also means the same people keep turning up, which is worth more than it sounds — after the first cycle we know where your boards are, what has already been put right, and what is likely to need budgeting for next year.
What's included
- One rolling schedule covering every property and every due date
- Fixed wire testing (EICR) at the correct interval for each building
- Emergency lighting function and full-duration testing to BS 5266
- Portable appliance testing where it is needed
- Priced remedial schedules you can budget from, prioritised by risk
- Certification kept together and reissued on request
- Reactive call-outs for properties already on the schedule
- Evening and weekend visits where daytime isolation is not practical
How it works
Survey the portfolio
We walk the properties, log the boards and the systems, and establish what is due when.
Agree the schedule
A year-by-year plan with the costs set out, so the compliance spend is predictable rather than a surprise.
Work the cycle
We turn up when things are due, test, and carry out the remedial work as it arises.
Keep the record
Certification held together and produced on request for insurers, licensing or a sale.
“Called Gary at 4am he was at my house for 5am and stopped the leak from doing any further damage and arranged for the repair to be carried out by a plumber. Had him back a few weeks later to find the problem with a socket in my garage that kept tripping. He rewired it all for me and now it works perfect.”
“I phoned him on a Saturday morning. He said could he pop round later and give us a quote. He checked everything and said the job was quite straightforward. The price was very reasonable and Gary said he could fit them there and then. Gary is very knowledgeable, he explained everything and carried out the work cleanly and efficiently. I wouldn't hesitate to recommend Gary.”
“I had a problem with my lights, I had no lights in the house at all. Gary came over to the house and got all the electricity sorted for us in under an hour, so I have no problem recommending him and his company for any electrical issues. He was clean and tidy, good value, friendly and fast.”
“Gary has completed work for me a number of times, including fitting a new kitchen light, repairing a broken plug socket, fitting Hive, fitting alarm/security system and changing light switches to dimmer switches. He always completes work to a high standard.”
Planned Electrical Maintenance — common questions
Is there a minimum number of properties?
No. It's worth doing from about three properties upward, because that's the point where tracking due dates by memory starts to slip. We run schedules for single large buildings too, where there's enough on site to be worth planning — a factory with several boards and an emergency lighting system, for example.
How are you priced — a monthly fee or per visit?
Per visit, against an agreed schedule. We're not keen on monthly retainers for work that happens on a five-year cycle, because you end up paying through a quiet year to subsidise a busy one. You get the year's plan with the costs on it, and you pay for what's carried out when it's carried out.
Do you take over from another contractor mid-cycle?
Yes, and it's common. Send us whatever certification exists and we'll work out where each property actually sits, which sometimes differs from where the paperwork says it sits. If there are gaps we'll tell you plainly and price putting them right, rather than quietly starting the clock again from today.
What happens when something fails between planned visits?
Ring us. Properties on a schedule get priority on reactive call-outs — we already know the building and the board, which is usually most of the diagnosis. Response times depend on distance from Sittingbourne and we're honest about them rather than promising an hour to Dartford.
